If you have a garage, shed, or other outbuilding, now is a great time to check for leaks. Leaks can occur in warmer weather because the materials your structures are made of expand and contract with changing temperatures. In the summer, a small leak may not be a big deal, but moisture can wreak havoc when the weather cools and water freezes and expands in cracks. Catching small problems before they become big ones can save you a lot of money on repairs. Here are some simple steps you can take now to prevent future damage.

Start by inspecting the floor, walls, and ceiling for wet spots. It’s best to do this shortly after a rain, before the moisture dries. Water leaking from the roof may not collect directly under a leak, but can run down the roof joists and into the walls, so look for wet spots at the base of the walls where they meet the floor. Another common place water can get into your garage is under the door. A shed door can also be a source of potential leaks.

Your garage roof can be damaged by wind or falling branches from storms. Look for loose shingles or areas where the roof looks distorted. You should also look for clumps of leaves or debris, as these can trap moisture close to the roof, which can cause damage from freezing water when the temperature drops. A good blast from the garden hose usually works to loosen clumps of leaves. If you find a hole in the shingles, you may be able to repair it yourself if only a few are loose, but if the damage is more extensive, it’s a good idea to call in a professional.

This is also a good time to inspect the concrete slab that your garage or shed sits on. If you see small cracks, you can use a concrete repair sealer to repair them and prevent water damage. If you see larger cracks or see your slab moving, you may need to have a professional come out and take a look.
